"Licensed and Insured", Part 2 of 2

In this second segment of my blog, I'll highlight a few of the facts regarding insurance requirements for contractors in the State of Florida. 

State Law requires Licensed Contractors to carry a 'General Liability Policy', with the amount of coverage depending the volume of work performed. Most Licensed Contractors carry at least $1,000,000 in coverage. Consumers must be aware that they need to be listed as an  'Additionally Insured Certificate Holder', or they are NOT covered by the contractor's policy.

Here's an example: You hire a local contractor and have your kitchen remodeled. Shortly thereafter, your home floods as a result of the work done. Without being listed as an 'Additionally Insured Certificate Holder', your only option would be to pursue the contractor for the repair of the damage. If the contractor is not State Licensed, this will be difficult at best.

A State Licensed Contractor without proper insurance runs the risk of losing his or her license if a complaint is filed with the Department of Business and Professional Regulation. Thanks for reading, and as always I will be happy to answer any questions.

"Licensed and Insured", Part 1 of 2

I'll do my best to keep my blogs short. If anyone would like more in depth information, feel free to email me at procraft.centralfl@gmail.com and I'll be happy to answer any questions. This is my first blog in a two-part 'series' that will help to address the the claim "LICENSED AND INSURED'', and some of the common misconceptions that go along with this claim.

In the State of Florida, anyone can visit the Tax Collector and pay $28.00 for an Occupational License. Technically, an individual can now claim that they are in fact "LICENSED".  The difference between an Individual with a simple occupational license versus a State Licensed Contractor is the fact that any work completed on or in a home in the Florida that exceeds $1500.00, such as a Kitchen Remodel or Screen Enclosure, MUST be accompanied by a Building Permit approved by the Building Department. 

Only a State Licensed Contractor can pull a Building Permit. 

Any work done on your home without a proper permit can be grounds for your Insurance Company to Cancel your Homeowner's Insurance (and we all know how hard it is to get Insurance in Florida).  

Protect yourself, your home, and your Insurance Policy - get the facts. When in doubt, ask the contractor that you're about to hire to produce documentation proving that they carry up-to-date licensing through the State of Florida.  Saving a few hundred dollars by hiring a contractor that lacks proper licensing can result in financial consequences in the tens of thousands of dollars!
